Shortlist & viewing

2–4 units matched to your goal, each with a yield calculation. Video viewing or a walk-through on the island.

A controlled deal

Reservation, contract, FET transfer, registration. The group’s lawyers plus my personal control of every step. Fully remote if needed.

Income & service

The unit joins the rental pool (60% of net profit goes to the owner), you receive reports and payouts. The concierge stays in touch.

How much do your services cost?

Nothing for the buyer. I work on the developer’s side — VillaCarte Group: you get official developer prices, full support and my personal control of the deal, with no markups or hidden fees.

Why you and not the sales office directly?

I am part of the group’s sales team — but with personal responsibility for you: one contact for everything before, during and after the deal, including rentals and concierge. Plus access to rare resales that never reach the open market.

Can everything be done remotely?

Yes. Video viewings, legal checks, power of attorney and a remote closing are standard practice. Most of my clients bought without flying to the island.

What is the real yield?

The group’s projects run a rental pool: the owner receives 60% of the pool’s net profit — a ~8–10% net annual benchmark plus capital growth. I show calculations on real reports, not promises.

Do you only work with VillaCarte projects?

The flagships are Layan Verde and Layan Green Park, because I know them from the inside. But having sold across the whole Phuket market, I’ll tell you honestly if something else fits your goal better — and help with that too.
